1. Make sure your home is priced right
Price is a very important aspect of selling a home, but it’s also an area where people receive the most inexperienced advice. When we price a home, we look at supply and demand, see what the absorption rate is, and how that factors in. That’s how the buyer’s appraiser will look at your home. When we approach it like this, we get a much smoother closing in the end.
2. Make sure your home is staged properly
I cannot overemphasize enough that I truly believe after selling over 1,700 homes, there is a huge difference between a home being decorated and a home being staged. When staging, you want to arrange the home in the way where it’s going to appeal to the widest possible number of buyers, and we can minimize the number of days your home is on the market.
3. The timing of the sale
We want it to not only line up with you, but with the market itself. Every year is a little different, but the fact that we are in an election year following a good year of sales bodes well, and has us thinking we are going to continue to set records. There’s a shortage of inventory right now, so if you’ve been thinking of selling, you couldn’t pick a better time than now.
4. Target millennials
There are several different ways to do this. The average age for a homebuyer is 34 years old, and they are looking for certain things in a home. Not every price point will be for millennials, but the average price point and the average age line up quite nicely. Millennials are very dollar conscientious, and they are looking for turn-key homes. Getting a pre-inspection and a home warranty are two great ways to appeal to millennial buyers.
