The National Association of Realtors recently put out a report on the state of the national real estate market. Home sales are up 2.6% since June and 4.3% since last summer nationally. With inventory jumping 2.2%, the nation as a whole is heading toward a balanced market.

As you probably know, real estate is hyper-local; different trends could be going on in different suburbs, school districts, and price ranges. This is what we're seeing here in Clay County:
  • Average sale price: up 7.4%
  • List-to-sale price: up 1.4%
  • Homes for sale: up 3.8%
  • Closed sales: up 7.9%
  • Inventory: 5.3 months of supply
  • Days on market: 89, down 6.9%

What do these numbers mean for you? For one, we take these numbers into consideration when we try to gauge how much a property is worth in a given market. The inventory of available homes tells us a lot about the market - in some areas inventory is under 4 months, which is extremely beneficial for sellers. When inventory reaches 8 or more months, the market favors buyers. Conditions are changing all the time, so it's important to stay informed so you can make smart real estate decisions. 

As we get deeper into summer and there are more available homes, buyers are going to get more selective. This means if you are a seller, you need to make your home stand out.
